My home was built in the 2000s. How much life does my AC have left?
In South Florida most systems last 10 to 15 years, so a home built in 2005 is likely on its second system already, and that one may be getting close. Age alone doesn't decide it. We look at the refrigerant (R-410A systems can still be serviced, while R-22 is costly to recharge), the condition of the coils and compressor, how often it has needed repairs, and whether your FPL bill has crept up with the same use. If the system is healthy, a good tune-up and a part or two can buy years. If it's tired, planning the replacement for spring or fall lets you compare options and get HOA approval calmly, instead of taking whatever is available during a July heat wave.
What should I know about replacing AC in a gated community?
Start with your association's documents. Many Boynton communities have architectural guidelines that cover where outdoor equipment sits, how it's screened from view, and sometimes whether a contractor must be registered or provide insurance before working inside the gates. Some require approval before the work starts. A permit from the city or county is still required for the replacement itself. Give us your community's requirements when you book. We'll provide the equipment specifications your HOA may ask for, keep the new condenser in the approved location, and make sure the visit is registered at the gate so the work isn't held up at the guardhouse.
